Baugruppen, from the German word meaning ‘building groups’, empower home-buyers to collectively finance, buy and construct their own housing development. Unlike conventional developments, the design and mix of apartment types, communal amenities and land-use directly reflects the wishes and needs of its future occupants.
Central to the Baugruppe concept is the cultivation of social connections. Communal spaces act as hubs for dialogue, idea exchange, and joint activities, fostering a supportive and interconnected community. At WGV, these include a ground floor shared kitchen, studio apartment for guests (also eliminating the need for spare bedrooms in individual apartments), rooftop terrace and communal gardens, shared laundry and bicycle and electric car share facilities.
Architecturally, the project harmonises a modern aesthetic, firmly rooted in Fremantle, with functional innovation. The interconnected buildings form an engaging architectural ensemble that complements the surrounding suburban fabric and creates a diverse collection of external space. The modules, including those occupied by car parking at ground floor, can be adapted or reconfigured as the residents’ needs change. Communal spaces are designed to be highly adaptability, providing a canvas for the participants to jointly create their ideal space. This adaptability not only encourages creative expression but also reinforces the sense of collective ownership and shared progress.
